Dwelling Coverage

Covers the structure of your home — walls, roof, attached structures — at replacement cost, not market value.

Other Structures

Covers detached garages, fences, sheds, and similar structures on your property.

Personal Property

Covers your belongings — furniture, appliances, clothing, electronics — if damaged or stolen.

Loss of Use

Pays for temporary housing and additional living expenses if your home becomes uninhabitable after a covered loss.

Personal Liability

Covers legal costs and damages if someone is injured on your property or you're held liable for property damage.

Medical Payments

Pays minor medical bills for guests injured on your property, regardless of fault — helps avoid small claims escalating.

Water Backup Coverage

Covers damage from a backed-up drain or sump pump failure — not included in standard policies. Important add-on.

Landlord/Rental Coverage

Protection for investment properties including loss of rental income, liability, and building coverage.

Things to keep in mind

    Make sure your dwelling coverage reflects actual rebuild cost — not what you paid for the home and not current market value. Underinsurance is one of the most common problems we see.

    Water damage from backup or sump failure is extremely common in Utah and is NOT covered by a standard homeowners policy. Add the endorsement.

    If you're a landlord, a standard homeowners policy won't protect you. You need a landlord/dwelling fire policy that includes loss of rent and appropriate liability coverage.

    Bundling home and auto with the same carrier is one of the easiest ways to lower both premiums.

Common questions

Does homeowners insurance cover floods?

No. Flood damage requires a separate flood insurance policy. If your home is in a flood zone — or even a moderate-risk area — it's worth looking at. We offer NFIP and private flood options.

What's the difference between actual cash value and replacement cost?

Actual cash value pays what your property is worth today (depreciated). Replacement cost pays what it actually costs to replace it. We recommend replacement cost for the dwelling and, when it makes sense, personal property too.

I'm renting out my home short-term on Airbnb. Am I covered?

Possibly not with a standard policy. Short-term rental creates unique liability exposure that most carriers exclude. We can find you a policy that addresses it.
